Sellers Guide

Selling your home doesn’t have to be overwhelming. With the right support, it’s a clear, manageable process. From your first valuation to the final exchange, we walk you through each step with calm, candid advice and a steady hand. No jargon, no guesswork, just straightforward guidance that helps you make smart decisions and move forward with confidence.

Here’s in a nutshell what the selling journey looks like with us.

1. Getting your property valued

A successful sales starts with getting the valuation right. It’s about crunching numbers, and tuning into your plans, your timeline, and what’s really happening in your local market.

Our consultants take the time to listen, ask the right questions, and give you a price that’s grounded in reality.

If you’re selling your home in the UK, you’ve got four main contract options with estate agents: sole agency, sole selling rights, joint agency, and multi-agency. Each one affects how much you’ll pay, how flexible things are, and who gets to market your property.
We’ll walk you through your options, highlighting the pros and cons of each of them.

Buyers often form an opinion within the first minutes of entering a property. Preparing your home for photos and viewings requires smart, strategic choices.

As a general guidance, the checklist below applies to most properties:

  • Make the main entrance welcoming: Tidy up the exterior with mowed lawns, clean paths and door.
  • Sort out the little things: Mend broken fixtures, replace cracked tiles, and refresh anything that’s looking tired.
  • Deep clean: Remove stains, limescale, and refresh bathroom/kitchen seals.
  • Declutter: Clear surfaces and consider temporary storage to show off space.
  • Mind the smells: Avoid strong cooking, pet, or smoke odours.
  • Make It Feel Like Home: Keep some personal touches to help buyers connect.
  • Freshen Up: Paint tired areas, especially hallways and the front door.
  • Add Charm: Use flowers, plants and mirrors.
  • Comfort Matters: Keep the temperature pleasant during viewings.
  • Freshen up the view: Keep the garden neat and well-kept.

Our consultants will suggest repairs and improvement that would offer the best return for your time and budget to improve first impressions.

We don’t just list your property, we make sure it stands out. Like any top-tier estate agent should, we use smart, targeted marketing to get your home in front of the right buyers, locally and across the UK. That includes professional photography, detailed floorplans, and everything needed to show your property at its best.

Your designated sales consultant takes care of viewings on your behalf. Before anyone steps through your door, we make sure they’re worth your time. We ask the right questions, for instance, whether they’ve got a mortgage in place, if they’ve already sold their home, or how soon they’re looking to move. That way, we’re showing your property to serious buyers who could make viable offers.

Once offers start rolling in, we’ll keep you in the loop, checking buyers are legit, and helping you weigh up what’s best. You’ll hear about every offer, no matter the amount, and we’ll dig into each buyer’s position: Are they chain-free? Mortgage-ready? Ready to move fast? It’s not just about the highest number, it’s about who can actually follow through.

Accepting an offer doesn’t mean you’re locked in, but it does kick off the journey. Your solicitor gets to work on the paperwork, the buyer sorts their mortgage and survey, and both sides start lining up the legal documents. We’ll be driving the process and guide you every step of the way.

If you’re selling your home, there are a few legal essentials we’ll help you get sorted from the start. You’ll need an Energy Performance Certificate (EPC), proof of ownership (title deeds), and a couple of key forms that spell out what’s included in the sale and any issues buyers should know about. We’ll work closely with you and solicitors of both parties to keep things smooth, compliant, and stress-free.

Once you’ve accepted an offer, we’re with you all the way to completion. We’ll chase solicitors, keep tabs on the buyer’s progress, and make sure everyone’s working to the same timeline. You’ll get regular updates from us, and if anything slows down or needs attention, we’ll flag it and help sort it. When it’s time to hand over the keys, we’ll make sure everything is lined up so there aren’t any last minute surprises. You focus on what’s next for you, we’ll handle the rest.
