4. Marketing your property

5. Organising viewings
Your dedicated lettings consultant handles all viewings on your behalf. Before anyone steps inside, we pre‑qualify applicants to ensure they’re suitable. We ask the right questions; their move‑in timeframe, employment status, budget, and circumstances, so we’re only meeting serious, viable tenants.
6. Receiving and assessing offers
When offers come in, we keep you fully informed. You’ll hear about every offer, and we’ll help you assess each applicant’s suitability. That includes their financial position, employment, referencing prospects, and how well they align with your preferred tenancy terms.

7. Accepting an offer
Once you accept an offer, the formal process begins. We’ll start referencing the tenants, prepare the tenancy agreement, and coordinate all pre‑tenancy steps. You’ll stay updated throughout, and we’ll guide you through any decisions that arise.
8. Legal requirements
Letting a property in the UK comes with several legal responsibilities. We’ll help you stay compliant from day one. Key requirements include:
- Energy Performance Certificate (EPC)
- Gas Safety Certificate
- Electrical Installation Condition Report (EICR)
- Smoke and carbon monoxide alarms
- Right to Rent checks
- Deposit protection
- Legally compliant tenancy agreement

9. Move in and ongoing management
Once everything is approved, we arrange the inventory, collect the deposit and first month’s rent, and coordinate the move‑in.
If you choose our Full Management service, we’ll take care of ongoing maintenance, inspections, rent collection, and tenant communication throughout the tenancy.
